What Sellers and Buyers Should Know in Midwood, Mill Basin & Marine Park
September is traditionally an important month for Brooklyn real estate. Summer vacations end, families return to their routines, and buyers who put their home search on hold often come back into the market.
As we enter September 2026, the Brooklyn housing market remains active—but it is also more selective.
For sellers, there are still serious buyers looking for homes, particularly for properties that are well located, properly presented and priced correctly.
For buyers, higher mortgage rates remain a challenge, but September may bring additional inventory and opportunities to negotiate—especially on homes that have been sitting on the market.

Here is what I see heading into September.
The Brooklyn Market Is Still Showing Strength
Brooklyn entered the end of summer with encouraging signs for sellers.
Recent market reports showed strong buyer activity, limited inventory and relatively small discounts between asking and selling prices. One July 2026 Brooklyn market report placed the borough’s median sale price at approximately $1.2 million, while inventory remained constrained compared with demand.
That does not mean every property will sell quickly or receive multiple offers.
Brooklyn is extremely neighborhood- and property-specific.
A renovated detached home with a private driveway in Midwood can behave very differently from a house requiring major renovation. The same applies to a luxury waterfront-style property in Mill Basin versus an attached home, condo or co-op.
The lesson for September sellers is simple:
There are buyers—but today’s buyers are educated and price-conscious.
What September 2026 Looks Like for Brooklyn Sellers
September can create an excellent window for homeowners considering selling.
Buyers who spent the summer traveling or waiting for new inventory often resume their searches after Labor Day. At the same time, buyers hoping to purchase and close before the end of the year have additional motivation to make decisions.
However, sellers should not confuse an active market with a market where they can ask any price.
Today’s buyer can easily compare your property with recent sales, competing listings and homes that have received price reductions.
The first few weeks on the market are extremely important.
At Ideal Properties Realty, my strategy is to determine the property’s realistic market value first and then position it so that buyers see value immediately.
The goal isn’t simply to put a home on the MLS.
The goal is to create enough interest and competition to put the seller in the strongest possible negotiating position.
Midwood Real Estate Market – September 2026
Midwood remains one of the Brooklyn neighborhoods where individual property characteristics can make an enormous difference in value.
Buyers continue to look for features such as:
- Detached or semi-detached homes
- Private driveways and parking
- Larger lots
- Renovated kitchens and bathrooms
- Finished basements
- Additional bedrooms
- Outdoor space
- Convenient access to shopping, transportation, schools and houses of worship
Recent market data shows that Midwood properties have generally been taking longer to sell than the fastest-moving parts of Brooklyn, reinforcing the importance of accurate pricing and presentation.
For Midwood Sellers
If you have a desirable single- or two-family home, especially one with parking, a good layout and updated condition, September could be a strong opportunity to test the market.
But pricing correctly from day one matters.
Overpricing can cause a property to sit while serious buyers move on to competing homes.
For Midwood Buyers
September may bring more choices than late summer.
Don’t assume, however, that every seller will accept a large discount. The best homes can still attract significant interest.
Before making an offer, I recommend looking at the property’s condition, recent comparable sales, days on market, previous price reductions and the amount of competing inventory.
Mill Basin Real Estate Market – September 2026
Mill Basin is a very different market because of its larger and often higher-priced homes.
Recent housing data shows substantial strength in Mill Basin values. Zillow reported a typical Mill Basin home value of approximately $1.18 million as of July 31, 2026, up 9.8% from a year earlier.
At the same time, Mill Basin properties can take longer to sell. Recent Redfin data showed homes spending considerably more time on the market than they did a year earlier.
That combination tells us something important:
Higher prices do not necessarily mean every home is selling quickly.
For Mill Basin Sellers
Presentation and marketing are particularly important.
Buyers shopping at higher price points expect professional photography, video, strong online exposure and clear presentation of the property’s best features.
Lot size, parking, renovations, outdoor space, water views or access, extensions and interior layout can all significantly influence value.
September gives sellers another advantage: buyers returning after summer may be motivated to find the right property before the holiday and winter seasons.
For Mill Basin Buyers
Don’t judge a property solely by its asking price.
A home that has been sitting on the market may provide an opportunity to negotiate, particularly if the seller originally priced aggressively.
Understanding the property’s history and comparable sales can make a major difference when structuring an offer.
Marine Park Real Estate Market – September 2026
Marine Park continues to attract buyers looking for houses, parking, outdoor space and a neighborhood feel while remaining in Brooklyn.
August 2026 data showed a median listing price of approximately $875,000, with homes selling at roughly 99% of asking price on average. Realtor.com characterized Marine Park as a seller’s market during August.
That is encouraging news for homeowners.
At the same time, the median time on market was approximately 63 days, meaning buyers are not necessarily purchasing everything immediately.
For Marine Park Sellers
Well-maintained and renovated homes can stand out, especially when they offer parking, updated kitchens, finished basements and usable outdoor space.
The key is creating the right price and marketing strategy from the beginning.
For Marine Park Buyers
Be prepared when the right property appears.
A house that is priced correctly may leave less room for negotiation than a property that has been sitting for several months.
Having your financing and pre-approval ready can put you in a stronger position when competing with another buyer.
What About Mortgage Rates?
This is probably the biggest question buyers are asking right now.
As of August 27, 2026, Freddie Mac reported the average 30-year fixed mortgage rate at approximately 6.66%, compared with 6.56% one year earlier.
Higher borrowing costs are affecting affordability and causing some buyers to reduce their price range.
But waiting for dramatically lower rates has its own risk.
If rates eventually decline, additional buyers could enter the market at the same time, potentially increasing competition for desirable Brooklyn properties.
For buyers who find the right home at a price and monthly payment they can comfortably afford, purchasing now and potentially refinancing later may be worth discussing with a qualified mortgage professional.
Should Brooklyn Sellers List in September or Wait?
For many homeowners, I believe September can be a very good time to sell.
The more important question isn’t simply whether September is a good month.
It is:
What is your particular property worth, who is the likely buyer, and how much competition will you have when you list?
A properly priced home with strong marketing can take advantage of returning fall buyers.
If you’re thinking about selling, I recommend determining your property’s current value before deciding whether to list now, later in the fall or wait until spring.
Should Brooklyn Buyers Purchase in September?
September can also be an excellent month for buyers because new inventory traditionally comes onto the market after summer.
More listings mean more choices.
But buyers shouldn’t assume that waiting automatically creates a better deal.
When a desirable detached home with parking, outdoor space and a good layout becomes available in Midwood, Marine Park or Mill Basin, there may be several buyers looking for exactly the same thing.
The better strategy is to be prepared.
Know your budget, have your financing ready and understand the comparable sales before making an offer.
