10 Things to Do Before Putting Your Brooklyn Home Up for Sale

Thinking about selling your home in Brooklyn? What you do before your home hits the market can have a major impact on how quickly it sells and the price you ultimately receive.

After more than 24 years of selling Brooklyn real estate, I’ve seen firsthand that buyers often make an impression within minutes of walking through a home. Small improvements, proper preparation and the right pricing strategy can make a significant difference.

Before you put that FOR SALE sign up, here are 10 things I recommend doing first.

1. Find Out What Your Home Is Really Worth

Before making any decisions, get a professional market analysis.

Online estimates don’t always account for the things that can dramatically affect value in Brooklyn—lot size, building dimensions, condition, private parking, extensions, renovations, legal use, zoning and even the particular block.

A local Brooklyn real estate broker can compare your home to recently sold properties, not simply homes currently listed for sale.

Remember: the asking price is not the same as the selling price.

2. Declutter Before Buyers Walk In

You want buyers looking at your home, not your belongings.

Remove unnecessary items from countertops, tables, floors and furniture. Clean out overcrowded closets and cabinets as well—buyers will open them.

A less cluttered home usually feels larger, brighter and better maintained.

If you’re moving anyway, this is a great time to start packing.

3. Make Small Repairs You’ve Been Putting Off

That loose doorknob you’ve ignored for two years?

Fix it.

Take care of dripping faucets, cracked switch plates, broken handles, damaged molding, peeling paint and doors that don’t close properly.

Individually, these may seem insignificant. But when buyers notice several small problems, they may start wondering:

“What bigger problems haven’t I seen?”

4. Give Your Home a Deep Cleaning

A clean home shows better—period.

Pay special attention to kitchens, bathrooms, floors, windows, appliances and areas that are often overlooked.

Don’t forget odors. Cooking, pets, smoke or a damp basement smell can immediately affect a buyer’s impression.

You want the home to feel fresh and inviting from the moment the front door opens.

5. Brighten the House

Brooklyn buyers love natural light.

Open curtains and blinds, clean the windows and replace burned-out or dim light bulbs.

If a room is dark, consider adding better lighting.

Before every showing, I recommend turning on the lights—even during the daytime. A bright home generally photographs better and feels more welcoming in person.

6. Improve Your Curb Appeal

The showing begins before the buyer enters the house.

Clean the front steps, sweep the walkway, trim landscaping, remove weeds and make sure the front door looks presentable.

If you have a driveway, front yard or porch, make those areas look neat and cared for.

Sometimes a freshly painted front door, new house numbers or a few attractive plants are all you need.

First impressions matter.

7. Don’t Over-Renovate Before Selling

One of the biggest mistakes I see sellers make is spending money on renovations that won’t necessarily give them a return.

You may not need a brand-new $50,000 kitchen to sell your house.

Sometimes fresh paint, new hardware, updated lighting and professional staging can completely change how a room looks for a fraction of the cost.

Before starting a major renovation, speak with your real estate broker about which improvements are actually likely to increase your sale price.

8. Gather Important Information About Your Property

Before listing, start gathering important documents and information about the home.

Know the approximate age of your roof, boiler, hot-water heater and major renovations. Locate permits, surveys, warranties and other property documents if you have them.

For Brooklyn properties, it’s also important to understand whether extensions, finished basements, additional kitchens or other alterations may create questions during the sale.

Finding these things out before you have a buyer can prevent unnecessary surprises later.

9. Prepare Your Home for Photos and Video

Today, your home’s first showing usually happens online.

Buyers may see your property on their phone before they ever schedule an appointment.

That’s why professional photography and video are so important.

Before your photoshoot, remove clutter, clear kitchen and bathroom counters, make beds, hide garbage cans and personal items, and make each room feel as spacious as possible.

The goal isn’t simply to photograph the house.

The goal is to make buyers want to come see it.

10. Choose the Right Realtor and Marketing Strategy

Don’t choose a real estate broker based only on who suggests the highest asking price.

Ask how your property will be marketed.

Will there be professional photography? Video? Social media advertising? Direct outreach to buyers? Agent networking? Neighborhood marketing? Follow-up with interested buyers?

And most importantly:

Does the agent truly understand your neighborhood and your type of property?

Selling a detached home in Midwood is different from selling a luxury property in Mill Basin, a home in Marine Park or a co-op in Sheepshead Bay.
